Firm marks a genuine published floor — an Opening Bid or Starting Bid. Everything else is an estimate: “Est. Credit Bid” is the lender’s projected opening bid, not a commitment, and “Est. Market Value” means no bid figure was disclosed. Xome publishes a reserve on its online auctions; Auction.com never does.
Texas is a redeemable tax deed state, not a tax lien state. You are not buying a lien certificate — you are buying the property at a constable sale, subject to the former owner’s right of redemption: 2 years for homestead or agricultural land, 180 days for everything else. Redemption repays you plus a 25% premium in year one. Every starting bid below is a real published minimum.

Sales are always the first Tuesday. Lists post roughly 30 days ahead, so this tab is empty between postings.
Trustee sales do not publish an opening bid in advance. These are non-judicial foreclosures under a deed of trust. The lender’s opening bid is announced aloud at the sale, so there is no minimum to screen on beforehand — only the notice, the legal description and the original loan balance. Notices must be filed with the county clerk and posted at the courthouse at least 21 days before the sale. Sales run the first Tuesday, 10am–4pm (first Wednesday if the 1st falls on Jan 1 or Jul 4). Buyers take title as-is, subject to superior liens, with no redemption right and usually no inspection.

Bell County
Clerk’s alcove, east of the main entrance, Bell County Justice Complex, 1201 Huey Drive, Belton
Notices are filed as legal descriptions, so many carry no street address. The table above fills as notices are parsed; the calendar and posting links work regardless.
